Corner Cottage – Terms and Conditions

These Terms and Conditions form the agreement between the property owner (Cameron Hough) and the person making the booking for the short-term rental of the furnished holiday accommodation – Corner Cottage, The Cove, Coverack, Cornwall TR12 6SX.

Please ensure that you read these Terms carefully, and check that the details on the Booking (including the arrival date and time, number of guests, etc.) are complete and accurate before you submit the booking reservation.

1. Booking and Payment

1.1 A booking is confirmed only once we have received:

  • A completed booking form or request; and

  • A deposit of 30% of the total rental cost.

1.2 A second 30% deposit is due 10 weeks before your arrival date. The remaining balance is due no later than 6 weeks before your arrival date. Failure to pay on time may result in cancellation.

1.3 If the booking is made within 10 weeks of arrival, 60% of the rental cost is payable at the time of booking. If made within 6 weeks of arrival, the full rental amount is payable at the time of booking.

2. Security Deposit

2.1 A refundable security deposit of £250 is required to cover any damage, loss, or excessive cleaning. This will be returned within 3 days of departure, subject to inspection.

3. Cancellation Policy

3.1 Cancellations must be made in writing.

3.2 If you cancel:

  • More than 10 weeks before arrival: the 1st deposit is forfeited.

  • Between 10 and 6 weeks before arrival: both the 1st and 2nd deposits are forfeited.

  • Less than 6 weeks before arrival: the full amount is due, unless we re-let the property.

3.3 If you depart voluntarily from the property before the departure date, no refund shall be given. Similarly, if you fail to show for your booking, this will be regarded as a cancellation on the arrival date and will not be refundable. Examples include (but are not limited to): self-isolation or quarantine, statutory duties (e.g., jury duty), military service, incarceration, changes in personal or work circumstances, family emergencies, travel delays, vehicle breakdown, or delays with public transport. All are treated as cancellations by you in accordance with this clause.

3.4 We strongly recommend you take out travel insurance to cover unforeseen cancellations.

4. Our Rights to Cancel and Applicable Refund

4.1 In the unlikely event that we have to cancel a booking before the arrival date due to an event outside of our control, we will promptly contact you.

4.2 If we have to cancel under clause 4.1 and you have made any payment in advance for services not provided, we will refund these amounts to you in full.

4.3 We may cancel your booking at any time with immediate effect by giving you written notice if you:

  • 4.3.1 Do not pay us when you are supposed to; or

  • 4.3.2 Breach the contract in any other material way, including (but not limited to) any terms in clause 3 or the House Rules.

We shall not be liable for any refund if we cancel the contract under clause 4.3.2.

5. Arrival and Departure

5.1 Check-in: from 3:00 PM 5.2 Check-out: by 10:00 AM 5.3 Early check-in or late check-out must be agreed in advance.

6. Use of the Property

6.1 The property is let solely for holiday use and may not be used for any other purpose, including business or parties.

6.2 Maximum occupancy is 4 persons. Overcrowding is not permitted.

6.3 You must keep the property clean and tidy and leave it in a similar condition to when you arrived.

6.4 Smoking is strictly prohibited.

6.5 One well-behaved dog is allowed. It must not be left unattended and is not permitted on furniture or beds.

7. Guest Responsibilities

7.1 You are responsible for:

  • Any damage caused during your stay;

  • The conduct of all persons staying at the property;

  • Securing the property when unattended.

7.2 You must not cause nuisance to neighbours or use the property for illegal purposes.

7.3 All belongings left at the property are at your own risk. Please ensure all of your belongings are removed by the departure date. The return of any lost property cannot be guaranteed and may incur postage and handling charges.

8. Owner’s Rights and Responsibilities

8.1 We will ensure the property is clean, well-maintained, and equipped as described.

8.2 We reserve the right to enter the property at reasonable times to inspect or carry out maintenance (we will aim to give prior notice).

8.3 We are not liable for loss, damage, or injury suffered by you or any members of your party unless caused by our negligence.

9. Complaints

9.1 Any complaints must be raised with us during your stay so that we can try to resolve them. We cannot accept complaints raised only after departure.

10. Force Majeure

10.1 We are not liable for any failure or delay in providing the accommodation due to circumstances beyond our control (e.g., natural disasters, pandemics, government restrictions, etc.).

11. Governing Law

11.1 These Terms and Conditions are governed by the laws of England and Wales, and any disputes shall be subject to the jurisdiction of the local courts.
